Kaizen Realty Partners key affiliations throught the market allows us offer Property Preservation Services. The securing, maintaining and repairing of real estate property to ensure that the property is kept in a marketable condition and thereby minimizing the owners liability due to unsafe conditions during the tenure as an REO property.

Eviction

After obtaining the information and approval from your attorney, we will contact the local Sheriff’s office and coordinate by scheduling a time and date of the eviction. We will meet the Sheriff at the property at the designated time. Once the property has been cleared by the sheriff we will gain access and remove all of the personal property from the interior and place it outside by the curb.

Safe & Secure Property
In the event a property is not secured, vacant and open we will, once authorized, proceed to board up and secure all of the exterior openings of the property by installing plywood over the entire opening. A Broker may also request a HUD style board up which entails installing additional wood members in the interior of building across each boarded up window and door fastened to the exterior plywood, thereby providing a higher level of security in blighted neighborhoods or where security is a concern.
 
Both Interior and Exterior debris removal are performed. Interior debris removal includes household materials, furniture, electronic equipment, boxes and up to two inoperable appliances if removal is requested at time of initial service. Interior areas include attached garages, attics and storage rooms. Exterior removal includes detached garages, detached storage sheds and crawl spaces. If any hazardous or toxic materials are encountered they will also be removed upon approval for an additional fee.

 
We will pump out all the stagnate water, acid wash all interior surfaces and refill the pool. We will also chemically balance the water. If any pool equipment is missing or not functioning we will replace or repair any equipment. If contaminants and pollutants are encountered we will coordinate with the local environmental agencies to ensure the proper removal of any hydrocarbons or other contaminants.

 
The property will be placed on a bi-weekly maintenance schedule where our service crews will clean and chemically balance the pool to ensure a greater level of curb appeal.

 
Both initial and routine maintenance is provided. Each property’s landscaping is maintained as per the requested schedule. Light debris such as papers, garbage, bottles, and other miscellaneous items will be removed. All walkways, driveways, porches, decks and patios will be swept and blown. The lawn will be cut, all sidewalks, walkways, driveways and the curb will be edged. We will not leave any leaves, cut grass, or pine straw on any of these areas after maintenance service is completed.

 
In the event that roof damage is discovered during an initial site visit we can provide you with the installation of a temporary plastic tarp to prevent further damage to the property.
 
Initial, scheduled and sales cleaning is provided. After all the debris removal has taken place an initial cleaning is performed. This cleaning is very thorough and includes windows, patio doors, vacuuming carpets, mopping floors, cleaning all appliances including their interiors and the placing of air fresheners throughout the house. This service is also provided as a scheduled monthly service and can be performed prior to a closing as a sales cleaning.

Tree and Stump Removal
Tree trimming, removal and stump grinding are also provided. We will check with the local authorities having jurisdiction for any environmental issues, protected species regulations and permits required prior to removal.
 
Full fumigation or spot treatment is provided by licensed professional in addition to WDO inspections for Real Estate Transactions.

 
Our staff will assist you in gaining access to both Single Family Residences and Condominium units by providing re-key services within 24 hrs.

 
The following repairs are all performed by licensed contractors to ensure that you will have no problems with the authority having jurisdiction in regard to fines, violations or tickets issued in regard to these services.
